House rules
Welcome to BBinAmsterdam, a place where peace, comfort, and the charm of Amsterdam-Noord come together. We are delighted that you have chosen our studio for your stay and we hope you will create unforgettable memories here. To make your stay – and that of future guests – as pleasant as possible, we have drawn up some house rules. These are intended to ensure everything runs smoothly and to encourage respectful use of the studio, the surroundings, and the local community.
Arrival and Departure
Check-in: from 4:00 PM. We are happy to welcome you personally or through a self check-in system.
Check-out: no later than 11:00 AM, so we have enough time to prepare the Studio for the next guests. Please leave the Studio tidy: dishes washed, trash disposed of, electricity switched off. Report any special issues, such as lost items or damages, upon departure.
If you wish to arrive or leave at a different time, please let us know; if possible, we will find a solution together.
Respect for the Studio
BBinAmsterdam has been carefully furnished and equipped. We kindly ask you to treat the Studio, furniture, and facilities with respect.
Use all amenities as intended.
Report any damages immediately via info@bbinamsterdam.nl or WhatsApp +31 651987218 so we can resolve them quickly.
Cleaning, Waste, and Maintenance
The Studio is delivered clean and well-kept. Please leave the spaces tidy.
For longer stays, we offer extra cleaning on request, at an additional cost.
Use the bins and recycling facilities. Waste separation in Amsterdam is strict: glass, cans, paper and residual waste. You will find a bin for bottles and cans for me to recycle. Instructions for each waste type are available in the Studio.
Put the trash outside. At the street crossing there are bins for paper and residual waste. We will take care of glass.
In the bathroom, only toilet paper may be flushed. The bathroom has a bin for other waste.
Outdoor Areas
The water in front is safe to swim and use is at your own risk.
The bench in front of the house is for you to enjoy warm days. The parasol is also used to keep the heat out.
No smoking in front of the house nor in the patio.
Keep outdoor areas clean so everyone can enjoy the view and tranquility.
Interior & Materials
The Studio features exclusive natural materials such as marble and wooden floors. These are sensitive to acids, such as citrus fruits and red wine, and oils. Avoid contact and clean spills immediately. Don’t leave wet items to sit on the wooden floor to prevent water stains from forming.
Fabric and wooden furniture is sensitive to stains from water, oils and sunscreen. Do not place wet towels or swimwear on furniture.
Do not move furniture without prior consultation.
Kitchen and Cooking
The kitchen is fully equipped. We invite you to discover local ingredients and wines. Please leave appliances and cookware clean.
Barbecuing is not allowed in the patio.
Water Use
Tap water is drinkable everywhere in The Netherlands and is of good quality. No need to buy bottles.
You can use tap water for coffee or tea.
Noise and Neighbors
Because we have neighbors and their children sleeping in the front, we ask you not to be loud in the front after 9:00 PM.
Avoid loud music or noise, especially in the evenings between 9:00 PM and 8:00 AM.
Number of Guests
The Studio accommodates 2 people. Only registered guests may stay overnight. Visitors not included in the reservation are not allowed without prior agreement.
Parties and events are not permitted.
Safety
Smoking is prohibited inside the Studio. Outdoors, smoking is allowed in the park in front.
Always lock the front door when leaving the Studio.
Keep exits clear.
Emergency numbers and doctors in the area can be found in the document on the table.
Pets
Unfortunately, pets are not allowed.
Sustainability
We embrace the value of slow living and respect for nature. Please help us by:
- Switching off lights when leaving the Studio
- Avoiding water waste – it is a precious resource also in Amsterdam
Liability
The guest is responsible for damages caused during the stay due to negligent or careless use. We accept no liability for loss, theft, or accidents occurring in or around the Studio. More information on our general terms and conditions can be found here.

Frequently asked questions
Can we check in earlier or check out later than the times listed?
Check-in is from 4:00 PM and check-out is by 11:00 AM. If you would like to arrive earlier or leave later, please let us know in advance. We’ll do our best to accommodate your request, depending on availability.
Can we smoke or use vapes?
BBinAmsterdam is not suitable for Night owls and/or Smokers.
We live in a residential area. Our property is non-smoking and smoking outside in the front or back may cause inconvenience to our neighbours.
Therefore our B&B cannot accommodate guests who smoke or vape.
Can we invite friends or host a small gathering?
BBinAmsterdam is reserved for registered guests only. Visitors who are not included in the booking are not allowed without prior approval. Parties or events are not possible.
